These days it’s not just commercial outlets, such as shops, hairdressers and tanning salons etc. that must keep their electrical testing up to date. No, landlords are obliged to ensure that the properties they rent to tenants are safe and secure regarding electrical equipment. And, since July 2020, this has become legislation for residential landlords.

The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 insist landlords must have electrical installations checked every five years. And this must be carried out by a qualified electrician. The landlord is then given a safety certificate to show to the tenant renting the property.

Failing to regularly check the electricity supply and installations in a rented property can result in a hefty fine (of up to £30,000) for landlords. It may also make letting out properties impossible at a later date.

PAT testing Leeds: appliances

A Portable Appliance Test (PAT) isn’t a legal requirement for landlords. But landlords have a moral responsibility to ensure their tenants aren’t hurt or injured by faulty electrical appliances in their rented accommodation.

By ‘portable appliances’, we mean items found mainly in the kitchen, such as a microwave, blender, kettle, sandwich maker etc. These are items which have been supplied by the landlord and are already on the premises when the tenant moves in.
